We received a referral from a friend to meet with Brad. We were interested in selling our Johnson County, Kansas, home and up-sizing to a subdivision near our neighborhood school. Brad gave us honest feedback and set us up with a home decor and staging expert who assessed our home, and what it needed to sell. That experience was admittedly sobering, but also extremely effective in helping us formulate a game plan to sell. Mind you, the market was not a seller’s market in the summer of 2010! Brad knew where to tell us to focus our money. He recommended we invest in finishing a partly-complete 1/2 bath/laundry room instead of replacing the home’s carpeting. We had the carpets cleaned and stretched to make them look their best. Brad knew based on his market knowledge that we would likely not recover the expense of new carpeting in a sale. He knew the finished 1/2 bath would help move the sale. With his extensive knowledge of the local market and smart marketing strategies, Brad even correctly predicted the type of home buyer who would be the best fit for our home. (He was a single male & 1st time home buyer, not at all what we’d have guessed without Brad’s guidance.) Brad’s vision helped us to highlight the best attributes of our home and showcase them. The weekly updates from Brad were helpful to us. We knew when to expect his call. He also was very efficient to follow up with any question we had, whether by email or phone, in between those weekly updates. Brad spent a significant amount of time helping to locate our new home, and negotiate the deal for it. We closed in August of 2010. It was a relocation property, and the company had been keeping the house on its books for several months. Brad negotiated a (much-needed) paint and carpeting upgrade for the home. When combined with a significant price drop, it all made the new home a great fit for our budget. The small amount we had to sacrifice in the sale of our “old” home was more than recouped in the deal we got on our “new” home. Brad helped to make the market work in our favor.We followed Brad’s plan to buy/sell and it worked out perfectly. Our home sold in 40 days on the market, and we closed in October ’10 so we had NO double payments! In a tight economy, we were elated with the results. We know many others who were not as fortunate. Perhaps most importantly, we LOVE our home! We’ve been here nearly 18 months and we enjoy entertaining friends and family with much greater frequency.
