One of the most common mistakes I see with first time home buyers is being distracted with the sellers decorating style, or lack thereof. Many buyers cannot visualize how a home would look with different paint colors and/or carpet, or even how it would look with their own furniture.

In addition, buyers often cannot look past the decor to see the structural elements such as age of the roof, HVAC or windows. First time home buyer’s are often used to a landlord taking care of the property and thus they don’t look, or forget to care, about these bigger ticket items.

This is where a real estate agent that is experienced with dealing with first time home buyers can give them a friendly reminder to keep things in perspective. 2009 Tax Credit Extended Into 2010 – Now Repeat Buyers Qualify

IMPORTANT UPDATE: The 2009 first time home buyers tax credit has been extended!

A first time home buyer that hasn’t purchased within the past 3 years will be eligible for up to a $8,000 tax credit, but they must write a contact by 4/30/2010 and close by 6/30/2010.

In addition, repeat buyers are now eligible! If you have lived in your primary residence for 5 years, you are eligile for up to a $6,500 tax credit when you sell then buy another home. The same dates apply, write a contract by 4/30/2010 and close by 6/30/2010.

Income and other restrictions apply for both tax credits.

Walk Score (http://www.walkscore.com) is a fun website that let’s you know how walker-friendly your neighborhood is. This is great for people looking to go-green or live in an area with a more urban feel.

Kansas City, Missouri ranks pretty well, coming in at #34 on the America’s Most Walkable Neighborhoods. Kansas City Missouri’s Most Walkable Neighborhoods : Old Westport, Country Club Plaza, Plaza Westport, Hanover Place and Volker are the top five most walkable neighborhoods.

Not surprisingly, Kansas suburbs like Olathe come in very low. I typed in my home address in Olathe and got only 11 out of 100, which classifies my home as “car-dependent”. I typed in an old address near downtown Overland Park and got at 55 out of 100 or “some-what walkable”.

Ron Buchanan has been a financial coach since 1995. Prior to joining Lawing Financial, Ron founded The Shepherd Group, a financial services firm. He was also a Regional Vice President for a major brokerage firm. His duties included recruiting and training new agents, educating his clients, and various public speaking engagements.

Prior to entering the financial services industry, Ron owned and operated his own business which allowed smaller companies to purchase time shares in several aircrafts which Ron also flew as senior pilot. Ron also spent 20 years in sales and marketing for small business which gives him a unique perspective on the needs and priorities of small business owners in today’s market place. Olathe Police Department Automates Filing Procedures

The Olathe Police Department has unveiled a new program that allows you to submit police reports online. The Olathe Police Department Citizens Online Police Reporting System (COPRS) is easily accessible online and the instructions say to ask yourself these three primary questions before submittal:

1. Is this an emergency? If not, continue. If this is an emergency please stop and call 911!
2. Are there known (i.e., identified) suspects? If not, continue. If yes, please call us at 913-971-7455
3. Did this incident happen within the Olathe city limits? If yes, continue

This is just another way that the city of Olathe is trying to automate common city processes and save citizens time and gas by avoiding the hassle of driving to the police department for minor reports.
