I have worked in Kansas City real estate for almost 6 years and I wanted to share with you the Top 5 Common Mistakes When Pricing A Home. Remmber these factors DO NOT affect the market value of Kansas City real estate, thus the proper listing price of your home.

• Your Original Purchase Price : Most likely you paid the market value at the time of your purchase. Markets change, sometimes quikly, and today we have to deal with the current market conditions which may have changed significantly from when you purchased the home.

• Over Improvement or Certain Types of Improvements: Improvements should be made for enjoyment, not resale. You cannot add an item to a home, select it to your style, use it and then expect a buyer to pay the original cost.

• The Owner’s Need for Money: The owners need for money, the amount of closing costs, realtor fees the seller must pay or the fact that the owner is moving to a more expensive home has nothing to do with the home’s current market value.

• The Cost to Rebuild It Today

• The Seller’s Personal Attachment to the Property: The seller will often have personal attachements and special memories associated with their home that must be overlooked for a true market analysis. First Steps To Buying A Home In Olathe or Kansas City

When it comes to buying a home, there are really only two primary steps.

1. Get pre-approved

2. Find a realtor you trust

Getting pre-approved is like getting your license to shop for a home. You don’t want to waste your time looking at homes that aren’t in your price range. The pre-approval process should NOT cost you anything. This process is simply meeting with a lender to let them know what your financial picture is so that they can determine how much money they feel comfortable loaning you. They’ll take a look at your credit score, income, debts and assets. One of the easiest ways to determine how much you can afford is to determine what monthly payment you would be comfortable with and working backwards. If you are pre-approved for $180,000, but you don’t feel comfortable with the monthly payment, then make sure you find the right price range that you would want to stay under so that your monthly payment will be in your comfort level.

The second step is to find a realtor that you trust. There are a lot of steps involved in the home buying process and you want to make sure that you are represented by a realtor that is working for you. They can walk you through the ropes and save you a lot of time and money! In addition, a buyers agent is free to the buyers. The seller’s pay the buyer’s agent commission upon closing.

Use The $8,000 Tax Credit As A Downpayment For First Time Homebuyers On FHA Loans

Even better news for Kansas City first time home buyers in 2009, as of yesterday the government is going to allow first time home buyers to use the $8,000 tax credit as a downpayment on FHA (Federal Housing Administration) financed loans! No more waiting until next year’s tax return to collect on the money. Buyers will be able to capitalize on this tax credit at the closing table.

Since the FHA requires a minimum 3.5% down payment from buyers, having up to $8,000 would mean buyers wouldn’t have to immediately dip into their savings for the downpayment.
