Use The $8,000 Tax Credit As A Downpayment For First Time Homebuyers On FHA Loans

Even better news for Kansas City first time home buyers in 2009, as of yesterday the government is going to allow first time home buyers to use the $8,000 tax credit as a downpayment on FHA (Federal Housing Administration) financed loans! No more waiting until next year’s tax return to collect on the money. Buyers will be able to capitalize on this tax credit at the closing table.

Since the FHA requires a minimum 3.5% down payment from buyers, having up to $8,000 would mean buyers wouldn’t have to immediately dip into their savings for the downpayment.

Overland Park Farmers Market Adds Free Music To The Mix

The Downtown Overland Park Farmer’s Market is a great place to get your hands on reasonably priced produce, herbs and plants, but this summer it’s also a great place to hear some free music. I can’t think of a better way to spend your Saturday morning than by taking a leisurely stroll around the local market and hearing some great music. The farmers market plays live music from 10:30 am – 12:30 pm and goes from May – October on most Saturday mornings. Check the calendar for more details

Mix: Brad Papa uses a variety of things to market his business

Brad Papa appreciates the power of a memorable catchphrase.

He asks clients to “Come to Papa,” and announces that “Papa’s in the House” in his marketing.

The branding has helped the 100 Percent Club member with RE/MAX State Line Real Estate in Leawood, Kan., differentiate himself in the Kansas City market.

“When it comes to advertising and marketing, you have to be aggressive,” says Papa, whose wife, Kelly, helps him with his marketing and social media campaigns. “There are a few people who don’t like it, but most of my clients love it. They know I’m not Joe Shmoe Realtor; I’ll get the job done.”

Papa has taken the catchy slogans and his “Papa’s in the House” logo beyond his business cards and Web site. They’re on T-shirts, coffee mugs, key chains and grocery tote bags – all free gifts he gives to clients. Papa plans to expand his branding with refrigerator magnets, and he’s already advertising his Web site on the family cars.

Investing wisely in marketing now, Papa says, leads to bigger, better paychecks later.

Papa maintains a robust presence on popular social networking and media sites such as Facebook, MySpace, LinkedIn, YouTube, and Twitter. Agents who aren’t using these vital outlets are missing some great opportunities to network and create more business, Papa says.

“Social media is low-maintenance, and it’s a great way to expand your sphere without spending a dime,” he says. “You may not get a ton of random hits from it, but it enhances search engine optimization and puts your name in front of more people.”

Now is the time to be persistent, Papa says.

“If you have a great last or first name, figure out a great rhyme or do something else that’s clever,” he says. “Put time and effort into making yourself stand out. Follow up with your leads – especially past clients – until they tell you to go away.

“Too many people don’t stay in touch with past clients because they’re so busy looking for the next deal. If you take care of the people you have now and those you’ve already helped, it’ll come back to you.”

Kansas City To Welcome Trader Joe’s

Ever heard of Two Buck Chuck Wine? Interested in cheap organic food? Well Kansas Citians won’t have to wait much longer because according to the Kansas City Star Dollars & Sense Blog, Trader Joe’s is coming to Kansas City! According to the blog, sources say the company hasn’t selected a site yet but has looked in the 135th and State Line area on the Missouri side, because of those pesky Kansas liquor laws.

According to the FAQ section on the Trader Joe website Trader Joe’s differentiates themselves from regular supermarkets because at Trader Joe’s, you won’t find a lot of branded items. Instead, you’ll find unconventional and interesting products in the Trader Joe’s label as well as everyday basics. We buy products we think are winners and that’ll find a following among our customers.

Or could it also be all those Hawaiian shirts? Either way, I’m excited to see this company making it’s way to Kansas City in the near future.
